How to Make DIY Pancake Syrup

1 cup sugar
1 cup brown sugar
1 cup hot water
1 teaspoon maple extract
1/2 teaspoon butter flavoring
1/8 teaspoon salt

Place the sugar and brown sugar in a medium sauce pan over high heat.  

Add 1 cup of hot water and stir until the syrup dissolves.  As soon as the mixture comes up to a boil, turn off the heat.  

Once the sugar mixture is off the heat, add the 2 extracts and the salt.  
Let the mixture cool and pour it into a mason jar or a syrup dispenser.
